You decide if we're a fit. Zero commitment.

Phase 2: Deal Flow

Ongoing

When we have deals, you see:

  • Full property details (address, inspection, comps)
  • Complete financial model (assumptions stated)
  • 3 scenarios: conservative, moderate, aggressive
  • Risk assessment and mitigation
  • Exit strategies (minimum 3)

You get 5-7 days to decide. Zero pressure.

Phase 3: Partnership

Close to Exit

At closing:

  • Capital deployed
  • Ownership documentation
  • Project timeline
  • Investor portal access

During hold:

  • Monthly: Financials, updates, photos
  • Quarterly: Portfolio review calls
  • Anytime: Email questions (24hr response)

At exit:

  • 30 days notice
  • Full accounting
  • Distribution per agreement
  • Tax documents

What We Never Charge

  • Hidden fees
  • Surprise charges
  • Undisclosed referral fees

  • Personal capital (minimum 10% when applicable)
  • OR our resources: financing connections, contractor network, marketing systems, development team, industry consultants
  • Same legal agreements apply to us
